Manhard Consulting was retained to provide complete civil engineering and surveying services for this 1.8-acre site featuring a 128,000 square foot building for self-storage and retail, with associated parking and landscape areas.
The building incorporates a 6-foot step in the building finished floor to accommodate the 16-foot vertical drop in elevation across the site. Art display pads were placed along the site to showcase local artists’ work. The adjacent roadways of Holland Street and West Village Parkway were widened and provided with detached sidewalk and curb ramps. Two rain gardens were designed onsite to provide water quality prior to being conveyed to the adjacent underground detention facility.
This site, in addition to engagement from other design teams, required working with the City of Lakewood to meet their stringent municipality requirements, while still fulfilling the needs of the client. Manhard Consulting delivered an engineering solution that satisfied all constraints.
Deer Park Town Center was developed in multiple phases on over 80 acres of land at the intersection of Rand Road and Long Grove Road in Deer Park, Illinois. Services provided for this project include site grading, stormwater management within multiple watersheds, water distribution, sanitary collection, roadway improvements, and permitting through multiple local and State agencies.
Over 70 retail shops, restaurants, and a movie theatre are situated in a creative site plan which allows convenient car parking to every store. This created unique design challenges for the underground utility layout as well as stormwater management. Additionally, offsite roadway improvements were required for Rand Road and Long Grove Road. Manhard Consulting delivered efficient engineering solutions in all aspects of the development of Deep Park Town Center.
In conjunction with the stormwater management facilities, the site plan includes over ten acres of preserved wetlands and wetland mitigation. Integrating these into the stormwater detention design provides both the runoff attenuation and filtration required, while also maintaining wetland hydrology and quality. Coordination and approval of this design was required through the Village of Deer Park, Lake County Stormwater Management, and the Metropolitan Water Reclamation District of Greater Chicago.
The few remaining outlots in the shopping center are currently being developed, and Manhard Consulting continues to provide excellent service and engineering solutions at Deer Park Town Center.
Manhard Consulting was retained to provide civil engineering and survey services for multiple sites across Colorado’s front range. Projects varied in scope from small building expansions to full retail buildings and lots, as well as the development of larger sites that were more geared toward cultivation.
Due to the varied nature of The Green Solution projects, each separate undertaking provided unique complications. Among these were drainage challenges requiring the design of large culvert crossings, requiring rerouting and development of infrastructure. Some of the more compact sites were true infill projects necessitating innovation to optimize site space while maintaining constructability. Specialized security concerns led to interaction with security agencies and landscape architects to facilitate crime prevention through environmental design. Additionally, stringent municipality requirements, such as Fort Collins’ low impact development and Denver’s water quality standards, coupled with the size of many of these projects, drove the need to come up with unique
Manhard provided engineering services on the exterior improvement and renovation project on behalf of Feeny Chrysler located in Elgin, IL.
Utilizing a vacant 3-acre property adjacent to the existing auto dealership Manhard created 1.6-acres of additional parking and improved access for customers and inventory.
As part of the design, a new 1.4-acre “Green” stormwater management facility will be constructed that will be graded and landscaped to act as a naturalized wetland basin. This design will treat the stormwater runoff and clean it before it is discharged downstream. The basin will have the capacity to detain the 100 year storm, reduce peak flows and store 0.41 million gallons of stormwater runoff. Additional landscaping is being provided adjacent to a residential area to create a natural buffer.
Permitting for this project were obtained by Manhard, which included the City of Elgin, the Illinois E.P.A and the Illinois D.O.T.
Manhard provided complete civil engineering & survey services for this 90-acre mixed-use development including single and multi-family housing with 70 single family residences, 172 attached single family residences (villas and row houses), and two three-story condominium buildings containing 59 apartment homes with underground parking garages.
The commercial portion included multiple commercial buildings, an office building and parking lot. The site included a full access entrance onto Waukegan Road, an IDOT roadway.
Mellody Farm is the long-awaited multi-use development featuring 285,000 sf of retail, including 12 buildings and a luxury multi-family residential apartment building with 260 units, internal parking structure and outdoor amenities courtyard and a 1,400 space parking lot.
The project was designed on ±50-acre (±35-acre developable due to wetlands and floodplain) located on the northeast corner of Milwaukee Avenue and Townline Road in Vernon Hills.
The services Manhard provided for this project include preliminary engineering design, surveying, stormwater management design, final engineering design, entitlement assistance, offsite roadway design and construction staking. Due to the size and scale of the project, permits were required from multiple agencies which required thorough coordination and communication with the development team, consultants and permitting agencies.
Manhard provided full engineering design, survey and landscape architecture services for the redevelopment of this strip mall, formerly known as Ogden Mall, in Naperville, IL.
Stormwater Management was a unique challenge due to the detention basin that Ogden Mall was a tributary to was designed in the 80’s. Manhard worked closely with the City of Naperville, including visiting City Hall to investigate old records with City staff, to determine the detention basin characteristics. It was determined that the basin was a regional detention basin and served approximately 150 Acres providing partial detention. Manhard completed a regional drainage study to determine the existing conditions and proposed impacts from the Ogden Mall redevelopment. We also actively coordinated with Costco’s (the major anchor in the development) technical team to determine, delivery routes, shared access, utility routing and easement, drainage, and grading between the two properties and protect client interests.
Manhard was retained by Pilot Travel Centers LLC. to provide engineering, surveying, and landscape architecture services for the development of their new fuel station located along Kedzie Avenue in Alsip, Illinois.
The project is located at the northwest corner of 127th Street and Kedzie Avenue. Manhard Consulting was engaged during the early planning stages of this development to help design a site plan that was compatible for both diesel fueling lanes and standard automobile service islands. During this initial step, Pilot Travel Centers emphasized their commitment to creating an efficient circulation pattern on the site. Furthermore, the anticipated permitting challenges of the Illinois Department of Transportation (IDOT) and the Metropolitan Water Reclamation District of Greater Chicago (MWRDGC) were identified by Manhard Consulting to guide Pilot Travel Centers throughout this process.
Pilot Travel Center’s strategic mission is to make the everyday commuter enjoy the best experience possible. This new 5,500 square foot facility will accomplish this goal be featuring two (2) quick service restaurants and a sizeable convenience store. The new travel center has become a destination for the traveling public and a staple within the local community.
At the time in which Manhard Consulting was originally engaged by the owner/operator, there was only one (1) Rick Rockets Fuel Center within the United States. Since that time, the operation has expanded to five (5) locations
across two (2) states, and Manhard Consulting has been an integral part to the owner’s expansion plan. As a leader in the land development industry, Manhard Consulting guided Ricky Rockets Fuel Center throughout the overall process. From site selection to construction management, Manhard Consulting’s experience was brought to the forefront of the owner’s vision of expansion.

Manhard Consulting was retained by Habitat for Humanity to provide design and survey services for Robins Landing is a 127-acre mixed-use, mixed-income, master-planned community in the city limits of NE Houston. At build out the project will have 468 Single Family Homes and 20 acres of mixed-use development with approximately 250 units of affordable senior housing and 250 units of affordable multi-family units. The development will include 12 acres of central park that preserves large groves of trees and trails. The development is between Mesa Drive to the West and CE King Parkway to the east. The main access for the project is on the Major Thoroughfare Tidwell Road that bisects the property.
Robins Landing is working with the City of Houston through the Developer Participation Contracts as well as other City of Houston Funding sources to provide affordable homes below the median purchase price determined by HUD.
The development of the tract requires the extension approximately 2,800 linear feet of offsite sanitary sewer to be extended within the Tidwell ROW. Tidwell road is being improved to provide left turn lanes and a dedicated right turn lane onto the future Robins Landing Parkway. The central park maintains the natural condition (low impact development) and doubles as storm water conveyance during extreme rainfall events that drains the property south through box culverts under Tidwell road into the regional detention.
The proposed development requires approximately 120 acre-ft of detention. The neighbor to the south of Robins Landing is planning to excavate sand to sell from their property before converting the property into a regional detention pond that will ultimately be donated to Harris County Flood Control District. Manhard used its relationship with the landowner to negotiate an agreement that provided all the detention required for the development at a fraction of the market cost.
Manhard Consulting provided civil engineering, land planning, surveying, entitlement, and construction administration services for a 117-acre mixed use development on Lake Ray Hubbard in Rowlett, Texas.
This $1 billion development features a 7-acre Crystal Lagoon with show fountain, resort and conference center, lakefront trail and marina, and surf club with a wave pool alongside 1.4 million square feet of commercial lease space.
The multi-phase project included form-based code zoning and development plans, mass grading and overall drainage analysis, +/- 12,000 LF of roadway and utility design, and franchise utility and TxDOT coordination. As the project builds out, there will be potential additional design of the many internal multifamily, office and retail tracts. Approvals from multiple state agencies and local municipalities were required for this project.
Manhard provided civil engineering design for this 400,000 SF mixed-use development which included major roadway design.
The public engineering involved a 700 ft. extension of a city thoroughfare to serve as a main entrance to the site, this included paving and drainage, water and sewer. Included with those Public ROW extension plans were also plans extending a significant over 3000 ft. of water and 4000 ft. of sewer main throughout the development to serve current and future pads. Manhard designed the master detention and drainage for the first phase which includes 10 pad sites, in which 4 of those pad sites were ready for design.
Manhard also provided engineering for all 4 pad sites currently in construction. There were also four (4) State (TxDOT) controlled access points off the State highway (IH 35W) in which the site fronted. These four entrances required three (3) dedicated right turn/deceleration lanes that were designed and installed to serve this first phase of development.
Manhard was retained by Thorntons Inc. to provide engineering, surveying, and landscape architecture services for multiple Thorntons convenience stores and fuel stations throughout Illinois.
Manhard Consulting has been a critical partner to Thorntons Inc. in their Midwest expansion strategy. The development of a new fuel center location often requires extensive permitting challenges in connection to the long term water quality concerns of a municipality. Furthermore, the locations of future Thorntons sites are often adjacent to roadways that have strict access requirements. As an industry leader, Manhard Consulting leans upon their strong relationships with each respective governing agency to help Thorntons achieve their development goals.
Manhard has provided a variety of civil consultant services ranging from site selection and planning to grading and drainage design for more than 30 prospective Topgolf locations nationwide. Sites located as far west as Oregon and California, and as far east as New York and Florida were analyzed for existing conditions/challenges, site planned based on prototypical client requirements, and preliminarily designed to optimize grading and drainage.
Manhard developed close relationships with ARCO/Murray, Topgolf, and real estate professionals to quickly provide feedback on the suitability of available land. Manhard’s expertise and input was crucial in determining whether a given site warranted further pursuit or was best left alone. In situations where Topgolf was to be part of a larger development, Manhard acted as a liaison with other civil consultants and developers involved, ensuring Topgolf’s best interest was of primary importance.
Manhard was retained by Metropolitan Homes Inc., to provide design and engineering services for the multi-phase project in Englewood, Colorado.

Manhard provided engineering services for this 3.0-acre lot consisting of a 41,000 sf building and an adjacent parking lot.
Manhard was instrumental in persuading the Naperville City Council members, who were concerned with the parking requirements, into voting in favor of a variance that will allow the facility to offer 150 spaces instead of the number of zoning code would have required, 177.
The new game center includes two WhirlyBall courts, 12 bowling lanes, laser tag and a restaurant with an outdoor patio.
Manhard Consulting was retained to provide complete civil engineering & survey services for this site featuring the 12-story 16,000 square-foot mixed-use residential and retail building with amenities on the first floor and a 12 space parking lot adjacent to the building. Pursuing LEED Certification.
Manhard was retained by Centrum Partners to provide survey and engineering services for this redevelopment project.
The redevelopment included an existing grocery story and associated property adjacent to the competed 606 trail. The proposed improvements include a 6-story mixed-use building with 5 stories of residential and retail/restaurant/grocery space on the first floor. A parking lot is located in the rear for the grocery tenant.
This project is pursuing LEED Silver certification at the moment. Services included: design and plan preparation, topographic survey, site investigation, site planning and grading, utility design, architectural coordination, and stormwater detention design that is located beneath the building.
Manhard Consulting was retained to provide professional services for this 8-story mixed-use building with restaurant spaces on the ground floor and commercial office space above. The easement for the CTA tracks and supports created the unique buildable area but added an exterior plaza to the project.
