Carson-Tahoe Hospital’s (CTH) goal is and has been to be better equipped to provide the highest quality of healthcare available in the Northern Nevada and Northern California region. To assist in achieving this goal, CTH partnered with Manhard Consulting, Ltd (formerly Capital) and Project One to facilitate comprehensive health services and provide easy access to an entire system of quality health care.
To respond to the needs of the growing Dayton Valley population, the Carson-Tahoe Hospital’s Dayton Professional Building was constructed. The Dayton area in Lyon County Nevada has recently experienced development pressure from both residential and commercial development.
Upon completion, the Dayton Professional Building, expansion will include expansion of the existing building and new buildings, CTH’s outpatient services include or will include a 24-hour emergency department, a 15-bed acute care unit, family practice, cardiology, oncology, obstetrics and gynecology, urology, dental services and more.
From the initial project stage through the present, Manhard has met with CTH Board of Trustees and regulatory agencies to discuss existing and future requirements for services and activities. These meetings resulted in revisions and ultimately a final plan.
This project involved preparation of a site plan to show the location of proposed facilities and future uses, including buildings, vehicular circulation patterns and utilities. Manhard prepared a plan for a three-phase expansion. This project involved infrastructure planning and design, planning and construction activities including water, sewer, drainage, entitlement process, landscape architecture and roadway system improvements. The plan also took into account all needed parking, pedestrian and vehicular circulation.
Manhard provided civil engineering, landscape architecture, land surveying, stormwater management and construction administration services for this 188-unit independent living, assisted living and memory care community in Chicago suburb of Addison.
Clarendale of Addison will feature 95 independent living units, 55 living units and 38 memory care units.
The property also connects to Centennial Park, which offers scenic walking paths.

The budget for this multi-phased project was in excess of $55 million. Construction began in 1999 and continued through 2007.
Manhard Consulting, Ltd. worked with Integrated Facilities Solutions, Inc. and Eckenhoff Saunders Architects for almost a decade at the 22.5-acre campus located at Park and Midlothian Avenues in Highland Park, Illinois. This $30 million reconstruction project was implemented in multiple phases and included:

Limitations such as available space and maintaining uninterrupted operations at a well established, 24-hour facility created unique design challenges.
The Veterans Administration originally awarded this contract to the team for the Gateway Project. Due to changes in the client’s priorities, funds shifted to Kansas Parking Lot redevelopment and other adjacent projects on the Hines VA Hospital campus.

The project site is set in a dense urban area of the campus, requiring relocation or replacement of several hundred feet of sanitary and storm sewers through parking areas and around existing buildings.

Manhard Consulting provided civil engineering, landscape architecture, land surveying, stormwater management, permitting assistance and construction administration services for this 96-unit assisted living and memory care community in the Chicago suburb of Orland Park.
Heartis Village of Orland Park is designed as a single-story memory care wing and a three-story assisted living wing that totals 89,950 gross square feet. The residence features 73 assisted living apartment units and 24 memory care units.
The property offers large secured courtyards; outdoor walking paths; game and activity rooms; beauty and barber shops; and relaxing common areas.
Manhard Consulting provided civil engineering and surveying for Phase II of North Shore Place. North Shore Place is a senior lifestyle assisted living facility in Northbrook. The two-story, 74,000 square foot building offers 40 memory care units.
Skender and team will also convert the former memory care wing into 32 assisted living units. All work was performed adjacent to a fully operational, 24/7 facility and required shutdown of the main access drive for building deliveries and exit.
Manhard provided surveying, stormwater management, permitting assistance, civil engineering design, wetland consulting and landscape architecture services for this +/-85,000 square foot building, which includes 96 units of assisted living and memory care. Amenities include a bistro, fitness center, common areas, massage rooms and indoor pool.
Manhard provided civil engineering, landscape architecture and surveying on the 30,222 sf new hospital building addition and remodel of a 57,803 sf building in Waukegan, IL.
The project improved buildings and the greater Vista Health Campus, formerly St. Therese Hospital. Successful completion required meticulous inventory of existing campus facilities and recommendations on improving vehicular and pedestrian/ADA connectivity to the new development. Manhard provided multiple options for water and sewer service connections and helped Vista Health find proper balance between upfront cost and longer-term investments for future expansions. Additionally, Manhard provided wholesale drainage solutions to improve conveyance of water off the site while not increasing flows to downstream properties.
Manhard focused on US Health Vest’s master plan for the campus as a whole from the onset and provided creative solutions to reduce construction costs along the way to completion. Manhard’s services helped US Health Vest complete the project on time and on budget.
Manhard Consulting worked with Melvin Cohen and Associates to provide a cost-effective relocation project at the existing facility in Milwaukee, Wisconsin. The project involved the relocation of an existing steam tunnel that connected the hospital to a boiler plant. The new routing of approximately 800 feet of pre-cast concrete tunnel facilitated space for the proposed spinal cord injury unit. The tunnel was designed with 4.5’ x 6’ interior dimensions to allow sufficient area for access and maintenance. The proposed route required select demolition of pavement, utilities and various above ground items.
Extensive coordination among the project team was required to provide the Department of Veterans Affairs an efficient engineering design for this approximately $8 million construction project. Maintaining uninterrupted operations at this busy facility created unique design challenges. Services provided for this project included value engineering, final engineering design and plan preparation and coordination with the Hospital.
