Manhard provided engineering and surveying services for this redevelopment of an old warehouse into a social club where car and motorcycle enthusiasts gather. The property includes storage, lifts, lounge and a restaurant.
The project was unique as it related to the fact that additional parking needed for the development and the addition of impervious cover, would require the property to be brought up to current codes. This would have forced an application to the zoning board of adjustments as the current building does not meet setback and landscaping buffer requirements under the current City Code of Ordinances. This would have caused delays that the project would not be able to support and the uncertainty of approval. The solution presented was to install pervious pavement to balance the need for the additional parking and not drive the redevelopment over a threshold that would cause the delays.
Due to the suggestion and use of the pervious pavement, the project was completed under the client’s initial timeframe and land purchase agreement requirements.
